How long is the leasing process?
In order to lease an apartment you will need to set up an appointment and come view the units and meet the resident manager. If you have an interest in moving in, a rental application will be filled out and your credit will be checked. This process takes 5-7 business days.
What amenities/features are offered?
Sophie’s Arms is equipped with many amenities and features to help residents live comfortably. A few of the amenities currently available include: onsite laundry facilities equipped with 3 front loading washers and dryers. For residents’ comfort and safety the building has been outfitted with a surveillance system designed and installed by ADT Security Systems. Three security cameras are located around the perimeter of the building and one at the front door entry. In addition, cameras have been placed on each of the four levels of the building. Upon completion of the renovation residents will have access to free wi-fi and a pleasantly landscaped communal garden.
How do I move in/out?
In order to move in or out of Sophie’s Arms it is necessary for the resident to schedule a move in/out date with the resident manager that fits in with the scheduled moving hours. Residents can schedule a move Monday-Saturday between the hours of 10 a.m. and 4p.m.
How do I renew my lease?
As your lease draws to a close, provide the resident manager with a written 30-day notice expressing your desire to renew the lease. Upon receipt of the notice, the resident manager will renew your paperwork and schedule a time for you to come in and sign your new lease.
Do you have a Pet policy?
Sophie’s Arms maintains a strict no pet policy. Any pets learned of in a resident’s home constitutes grounds for the immediate termination of one’s lease.
Is there a limit to how many people can live in an apartment?
The number of occupants is limited to those parties named on the lease.
Is there a Cable/satellite TV hook up?
There are cable hook ups installed in every unit. Unfortunately Sophie’s Arms is not Satellite equipped. Dishes are not allowed to be installed on the exterior of the building.
How do I get my security deposit back?
Upon receipt of a written 30-day notice advising us of your intention to vacate, you will be given the opportunity to do a pre-inspection walk through of your unit with the resident manager. During this inspection, the resident manger will point out any cleaning issues or repairs that require rectification. You may choose to address these matters on your own or leave them for management to address. Once vacated, there is a final walk through where you will be advised of any cleaning and repairs that will be deducted from your deposit. Within 21 days of your move out you will receive your deposit less any deductions along with supporting documentation should deductions exceed $250.00.
Where do I pay rent?
Rents are to be deposited in the black rent box located on the wall to the left as you enter the building.
What happens if my rent is late?
As stated in all leases, rent is due by the first of the month, and considered late as of the third. A late fee of $75.00 will be assessed to all rents received on the 4th or thereafter.
Can I hang things on the wall?
Pictures and decorative items are permitted to be hung on the wall. It is the tenants’ responsibility to repair all holes upon moving out, or the repairs will be deducted from the security deposit
Does Sophie’s Arms cover any utility expenses?
Sophie’s Arms covers, water garbage and sewage in your rent.
How do I deal with a maintenance request?
All non-emergency maintenance requests can be filed online and will be responded to within 24 hours. Any emergency request should be reported to the resident manager immediately.
Does Sophie’s Arms provide parking?
There is no facility parking. Street parking is readily available, permits are not required.
Are there specific hours the laundry room can be used and how much does it cost per load?
The laundry room hours are posted outside the door of the laundry room, you can use the laundry facility from 8 am to 9pm daily. Each load is $1.25 and $1.25 to dry.
How far is the closest Public Transportation?
Public Transportation to downtown is located on Market Street one block from Sophie’s Arms. The main trolley station is a 10 minute walk from the apartment building.
What are the lease terms and how much is the deposit?
Taking up residence at Sophie’s Arms requires the signing of a minimum one-year lease agreement. Deposits are two times rent.
